The Senior Citizen¡¯s Emotional Attitude on the Reverse Mortgage Payment: Qualitative Research with Focus Group Interview

Abstract
The purpose of this study is to examine how the senior citizen¡¯s emotional attitude on their home affects the inclinations of signing up the reverse mortgage plan. As the reverse mortgage plan has the characteristic of financial commodity which borrows money with the collateral of owned home, the emotional attitude on owned home could have a decisive effect on joining the plan. However, previous researches have just paid attention to the economic rationality rather than the emotional aspects of reverse mortgage plan. By interviewing the senior citizen residents in the Metropolitan area, with them dividing into two groups of would-be member(1 group) and would-not-be member(2 group) of reverse mortgage plan, this paper looks into how the emotional attitude on owned home affects the intention of joining the plan. According to the interview, most of interviewees regarded the reverse mortgage plan as a kind of last bastion. However, while the would-be members more positively appreciate the plan as a welfare policy, the would-not-be members have more tendency to think it as a financial commodity. Also, the former have emotionally and psychologically less resistance on joining the plan than the latter. While the reverse mortgage plan is expected to have positive effects on the alleviation of old-age poverty, it needs more efforts of lowering the emotional barriers to joining the plan.
